By contacting Empyr Livings, submitting an enquiry through our website, or engaging with our real estate advisory services, you agree to be bound by these Terms and Conditions. If you do not agree, please do not use our services.

These terms apply to all interactions with Empyr Livings, whether in person, via phone, email, WhatsApp, or through our website.

2. Nature of Services

Empyr Livings is a real estate advisory and brokerage firm operating in South Mumbai and Dubai. Our services include:

• Residential property sales and rentals
• Commercial property advisory
• Investment and yield-focused property guidance
• NRI property services across both markets
• End-to-end transaction support and documentation guidance

We act as intermediaries between buyers/tenants and sellers/landlords. We do not guarantee the availability, pricing, or condition of any listed property.

3. Client Responsibilities

As a client engaging with Empyr Livings, you agree to:

• Provide accurate and truthful information during enquiries and transactions
• Not engage with properties introduced by us directly with owners/developers to circumvent our brokerage fees
• Review all property documents and legal agreements independently before signing
• Conduct your own due diligence on any property you intend to purchase or lease
• Comply with all applicable laws related to property transactions in India and the UAE

4. Brokerage Fees

Our brokerage fees are as per market norms and will be disclosed transparently prior to any transaction. Fees are typically charged as a percentage of the transaction value and are due upon successful completion of a deal. Specific fee structures are discussed and agreed upon individually with each client.

Empyr Livings reserves the right to claim brokerage fees if a transaction is completed with a property we introduced, regardless of whether we were involved in the final stages.

5. No Guarantee of Results

While we strive to provide the best advisory and match-making services, Empyr Livings does not guarantee:

• That a suitable property will be found within any specific timeframe
• Capital appreciation or rental yield on any property
• That any property represented is free from legal disputes or encumbrances
• The accuracy of third-party information provided by developers or owners

All investment decisions are made at the sole discretion and risk of the client.

6. Confidentiality

Both parties agree to keep confidential any sensitive business information shared during the course of engagement. Client information will not be shared with third parties without explicit consent, except where required by law or where necessary to facilitate a property transaction.

7. Marketing Communications

By submitting an enquiry, you consent to receive property recommendations, market updates, and relevant communications via phone, WhatsApp, email, or SMS. You may opt out of marketing communications at any time by informing us in writing.

8. Intellectual Property

All content on our website — including text, design, branding, and visual elements — is the property of Empyr Livings and may not be reproduced, copied, or distributed without written permission.

9. Limitation of Liability

Empyr Livings and its partners shall not be liable for any direct, indirect, incidental, or consequential damages arising from the use of our services, reliance on property information, or any transaction conducted. Our liability, if any, is limited to the brokerage fees received in relation to the specific transaction in question.

10. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts in Mumbai, Maharashtra.

11. Amendments

Empyr Livings reserves the right to update these Terms and Conditions at any time. The most current version will always be available on our website. Continued use of our services after any changes constitutes acceptance of the revised terms.
