Why resale is worth looking at
Ready resale carries no GST, you can inspect the actual apartment rather than a show flat, and you can move in or start earning rent immediately. In established areas like Bandra West, Dadar and Malabar Hill, resale is often the only way in — new supply barely exists.
If you are buying
- Pricing checked against recent registered transactions in the same building, not against asking prices
- Title and society documents reviewed before you pay a token
- Outstanding dues, pending repairs and redevelopment status verified with the society
- Negotiation handled on your behalf
- Home loan tie-ups — resale funding works differently from under-construction
If you are selling
- A realistic price based on what has actually transacted, not what neighbours claim
- Photography and listing across the channels that reach real buyers
- Buyer screening so you are not showing the flat to tyre-kickers
- Society NOC and documentation coordination
- Capital gains and TDS position flagged early, before it becomes a problem at closing
The three checks people skip
- Redevelopment status. A building three years from redevelopment is a very different purchase from one that just completed it. Ask the society directly.
- Outstanding dues. Unpaid maintenance and repair levies transfer with the flat. Get a no-dues certificate.
- Chain of title. Older Mumbai flats change hands several times. Every link needs to be clean, and this is worth a lawyer's time.
