What Mumbai rentals actually pay
Gross rental yields in Mumbai typically run between 2.5% and 3.5%. Bandra East, the BKC fringe, Powai and Andheri East do better than South Mumbai, where high capital values suppress yield. Net yield is what matters — subtract society maintenance, property tax, periodic repainting, brokerage on each new tenant, and the vacancy between tenancies.
Two things that protect you as a landlord
- Register the agreement. Always. An unregistered "rent agreement" is very hard to enforce if a tenant stops paying, and registration costs very little.
- Check your society's rules first. Many Mumbai societies restrict letting, require an NOC, or bar certain tenant categories. Better to know before you sign, not after.
